Building Background & Client Challenges
77 Market Street is a PCA A-Grade commercial office building located in Wollongong’s central business district. Prior to engaging OzTech, the building management team experienced significant frustration with their incumbent BMS service provider and felt they were not receiving adequate value from their building automation service contract.
The building owner encountered several critical pain points with their previous BMS contractor. Every system modification request resulted in costly variation charges, leaving management feeling they had lost control over their own building operations. The proprietary hardware and closed-source software platform installed by the previous contractor created a vendor lock-in situation that severely limited their options for alternative BMS service providers.
Additionally, the technical skill level of previous service technicians proved insufficient for the building’s operational requirements. Building management queries frequently went unresolved, and basic communication breakdowns occurred unnecessarily, impacting tenant satisfaction and building performance.
The client sought a BMS partner who could deliver superior customer service, faster response times for building automation issues, and most importantly, the flexibility to choose their preferred BMS service provider through implementation of an open source building management system.
Primary BMS Retrofit Challenges
- Migrating from proprietary closed-source BMS platforms to open source building automation systems presents significant technical complexity and cost considerations. Successful BMS retrofits require keeping existing building systems fully operational while progressively replacing legacy hardware, demanding deep expertise in both legacy and modern building control systems
- OzTech has successfully completed multiple complex BMS retrofits of this nature, including the landmark project at 1 Charles Street, Parramatta (NSW Police Headquarters). In that mission-critical government facility, our projects team successfully installed an open source Tridium Niagara head end with JCI FX controllers achieving zero downtime
- The substantial capital expenditure required for complete BMS replacement posed a significant financial challenge for building management. To address budget constraints, OzTech proposed a strategic staged upgrade approach that distributed capital costs across multiple financial years. Our BMS specialists identified upgrade priorities—replacing the head end first, then systematically migrating field controllers—thereby solving a critical financial pain point while maintaining building operations
