Building Background

Located at 799 Pacific Highway in Sydney’s Citadel Towers, this twin-tower commercial complex required a strategic upgrade to its Building Management System (BMS). The facility operates as a premium office space managed by Tackelly/JLL. The existing infrastructure was dated and inefficient, struggling to meet sustainability targets and rising tenant expectations. With escalating energy costs and an initial NABERS rating of 3.5 Stars, the client sought Oztech’s expertise to modernize building systems and align with high-performance energy standards.

Scope of Project

Oztech Intelligent Systems was engaged to deliver a comprehensive energy and systems upgrade over a five-year period. The project included:

  • Staged BMS upgrade to a BACnet-based system for HVAC, lighting, and metering control.
  • Full replacement of legacy lighting with LED technology and smart daylight/occupancy sensors.
  • Integration of HVAC systems with new VAV controls (pressure independent) and predictive maintenance algorithms.
  • Installation of Turbocor chillers in both chilled water plantrooms to replace low load systems.
  • Continuous data monitoring and strategy refinements for performance optimization.

  • Advanced VAV control using self-tuning PID loops and improved proportional/deadband settings
  • After-hours zoning for AHUs, controlling only necessary VAV zones and reducing unnecessary operation

Looking Ahead

Oztech continues to support 799 Pacific Highway through ongoing BMS maintenance, seasonal tuning, and NABERS rating strategy alignment. Future initiatives include integrating sub-metering dashboards for tenant transparency, coordinating with upcoming tenant fitouts, and refining HVAC algorithms based on seasonal performance data.
