Tiffany & Co.'s Sydney Flagship Store

BRIEF

Provide a store wide BMS for the retail and office space HVAC systems together with wall touchpad controls while adhering to the strict architectural aesthetics for the retail section.

SOLUTION

Oztech designed and implemented a BACnet controls solution together with Oztech designed touch pad interfaces for access to the BMS controls and energy metering elements of the project.

OUTCOME

Oztech completed the project with a modern networks of BACnet controllers, integrated touchscreen wall pads and an Oztech Niagara 4 Building Management System. Oztech continues to be engaged to further develop the system to meet the needs of the client.

ENWAVE ENERGY

Enwave Energy Plant, Sydney

BRIEF

Built to provide electricity, chilled and heating water to the nearby Qantas domestic terminal and commercial buildings the Enwave Trigeneration facility required a completed BMS and energy management system to provide complete operational transparency across the facility.

SOLUTION

A site wide Oztech BMS solution was installed to control and monitor all the cooling and heating plant including the 12 x rooftop cooling towers. The system monitors the 2 x 4 MW generators together with monitoring of the site switchboards HLI breakers and site electrical and gas metering system.

OUTCOME

Oztech installed an extensive building services network throughout the facility and connected Oztech BACnet and Modbus controllers with an OzMon Building Management system. The facility provides full BMS control of all the plant equipment with real-time submetering and log-term trending of all the site metering.

A 2018 trunkline extension of the facility to a newly built commercial office and hotel tower resulted in the extension of the BMS to include over 30 thermal energy meters.

St Andrews House, Sydney

BRIEF

A landmark building built in the late 1970s, St Andrews House had become a mix of disparate control systems and aging pneumatic controlled hardware. A solution was sought to integrate the mix of current and legacy based DDC systems.

SOLUTION

Remove all the existing DDC systems and roll out a single BACnet based BMS while replacing the site wide pneumatic actuators and valves for more than 20 AHUs, 60 plus FCUs and over 60 floor mounted induction units.

To further complicate the challenge faced by Oztech, the major tenant is an exclusive private school with very restrictive access timetables, therefore all major plumbing and BMS works needed to be completed during the two week term holidays.

OUTCOME

Oztech managed all aspects of the project and employed two mechanical plumbing companies to deliver the pneumatic valve upgrade works. The BMS was rolled out in parallel ensuring no downtime interruptions for any services. Oztech delivered the system on schedule with a resultant energy improvement of more than 20%.

BRIEF

As part of the building’s infrastructure upgrade plan a new “Open” BMS was specified to deliver improved tenant environmental conditions while increasing the building energy performance

SOLUTION

Oztech designed and supplied a new high performance BMS IP communications backbone vertically throughout the building. Due to the on floor VAV configuration, Johnson Controls’ fully programable dual duct VAV controllers were chosen together with JCI controls hardware for the remainder of the HVAC plant.

The headend was upgraded to a new central Oztech Niagara 4 Supervisor Server.

OUTCOME

The works were completed in a “live” environment on time and well within budget. In the six months since completion the building, already a 5 star NABERS building, has delivered a 10% average energy improvement. Tenant air conditioning complaints have dropped to less than a third in the same time period.

FOXTEL DATA CENTRES

Foxtel Data Centres, Queensland & Victoria

BRIEF

Provide an end to end data centre monitoring and control solution for the two mission critical Foxtel Data Centres in Queensland and Victoria.

SOLUTION

Oztech installed a modern network of Oztech DDC + Oztech Niagara 4 Building Management System across the two sites. The system controls and monitors all the mission critical equipment including the emergency generators, load shedding and emergency UPS systems. The BMS also provides real-time submetering and long-term trending of the main electrical consumers.

OUTCOME

A fully integrated Niagara 4 Building Management Systems provides full system integration and monitoring faculties for the in house IT staff. The system has delivered 100% uptime for both sites since installation.

65 Berry St, North Sydney

BRIEF

To retrofit a live and aging building with an all new water cooled HVAC plant and new on floor AHUs together with a new Tridium based BMS.

SOLUTION

A new fibre optic building services network was installed together managed switches throughout. Oztech completed a major overhaul and modernisation of the previous control systems with a modern network of Easy IO DDC and Schneider VAVs and an Oztech Niagara Building Management System.

OUTCOME

The building now has an industry leading BMS with CopperTree Analytics and Comfy. There has been a significant improvement of indoor environment quality via sophisticated DDC control strategies for HVAC systems. The building now delivers 5 Star NABERS ratings.


MELBOURNE TOWN HALL ADMINISTRATION

Melbourne Town Hall Administration Building

BRIEF

This historic heritage-listed government facility required a major Automatic Controls upgrade where ongoing lack of control and visibility of existing standalone systems were not in line with the City of Melbourne’s push towards an energy sustainable building portfolio.

SOLUTION

Oztech designed and supplied a new high performance BMS IP communications backbone vertically throughout the building, but also Johnson Controls’ low power consumption, flexible and reliable ZigBee wireless mesh technology across the floors.

BRIEF

As part of Mirvac’s sustainability initiatives with government supported grants, this facility required a complete replacement and upgrade of the existing Carrier Chiller Control System, specifically to deliver reductions in energy consumption.

SOLUTION

Oztech’s advisory division assessed the energy performance of the existing Chiller Control System to develop quantitative predictions on energy reductions when equipped with Johnson Controls Central Plant Optimization® suite combined with Oztech’s intelligent adaptive control systems to deliver a COP-maximising system.

Oztech’s solution was chosen over competing black-box type systems due to the complete transparency of the plant modelling approach and functional control algorithms.

The upgrade also necessitated seamless integration with the existing air-side BMS to ensure that the systems collectively operate and co-exist side by side on the building’s site-wide Bacnet network.

OUTCOME

Oztech successfully replaced all existing Carrier CCN controllers, BMS gateways and servers, integrating with the Carrier chillers via native CCN to the open Niagara 4 framework. All equipment control and energy monitoring additions have been elegantly integrated into the building and systems adaptive tuning is currently underway.

BRIEF

A greenfield site the commercial building was designed as a 5 Star Greenstar build with a minimum 5 Stars NABERS rating.

SOLUTION

The HVAC system employs VAVs and active chilled beams on the floors, a variable flow chilled water system serves the six roof top air handling units. A comprehensive gas, water and electrical metering system is connected to the BMS.

OUTCOME

The building’s operational performance has exceeded the design modelling with the building achieving year on year 5.5 Star NABERS ratings. The building was also recently crowned Australia’s first carbon neutral building.

BRIEF

The building’s owner undertook a major $20 million renovation of the building services including the installation of an all new Co-Generation plant.

SOLUTION

Oztech were awarded the contract to supply and install a new site wide BMS. The BMS not only provides full control and monitoring of all the HVAC systems including the 400 plus VAVs, it is also fully interfaced with the onsite Co-Gen plant and controls the system critical load shedding strategy in the building.

OUTCOME

The HAVC system and Co-Gen was designed to deliver a 5.5 Star NABERS rating. The building has delivered year on year 6 Star NABERS ratings to be the first refurbished building in Australia to achieve 6 Stars.

BRIEF

The iconic former BHP House in Melbourne’s CBD has recently been undergoing major infrastructure improvements including new lifts, all new chiller plant and new tenant condenser water systems throughout. The natural progression with these works was to upgrade the BMS to a latest technology Tridium Niagara based system.

SOLUTION

A key requirement of the BMS upgrade was to provide more flexibility and controllability of the floor HVAC systems. With over 160 physical control point per floor the challenge was to provide a cost effective solution while also managing the space limitations posed. In response Oztech designed and installed Oztech Modbus boards for the floors that then communicated back to BACnet controllers and floor by floor JACE controllers. A redundant ring optical fibre topology building services network was installed vertically through the 42 storey building.

The upgrade included a complete Building Management and Energy Monitoring System, integrated with a new central Oztech Niagara 4 Supervisor Server. A series of client focused building performance

OUTCOME

The project was completed on budget and within the project time frames. The building performance has seen measurable improvements across electricity, gas and water. Tenant survey data has also demonstrated a reduction in tenant complaints.

SPECSAVERS HEAD OFFICE

BRIEF

This facility initially required an Energy Monitoring System as part of a proposed major backup generator upgrade due to existing power infrastructure capacity constraints.

SOLUTION

While the generator upgrade did not proceed due to exorbitant costs, as a genuine feasible alternative at a fraction of the cost, Oztech instead proposed a sophisticated site-wide integrated Building Management System complete with Energy Monitoring and Load Shedding Capabilities via intelligent control of Mechanical Services equipment.
